Philo – 12′ (NEW!)

The Philo is a 12-foot long tiny house on wheels with a 10/12 gable roof. It has a bathroom sized to fit a 32″ square shower stall, composting or standard toilet, and small wall mounted sink. A small kitchen could be placed in the center of the house. A sleeping loft above the bathroom & kitchen space provide enough space for a queen sized mattress. Two skylights and a small window open to provide ventilation in the loft. Flip-up steps provide access to the front door when the house is parked.

Manchester – 14′ (New!)

The Manchester is a 14-foot long tiny house on wheels with a 10/12 gable roof. It has a bathroom sized to fit a 32″ square shower stall, composting or standard toilet, and small wall mounted sink. A small kitchen could be placed in the center of the house. A sleeping loft above the bathroom & kitchen space provide enough space for a queen sized mattress. Two skylights and a small window open to provide ventilation in the loft. Wide flip-up steps provide access to the front french doors when the house is parked. A longer eave over the front doors provide shelter from the elements.

Albion – 16′ (NEW!)

The Albion is a 16-foot long tiny house on wheels with a 10/12 cross gable roof. It has a bathroom sized to fit a 32″ square shower stall, composting or standard toilet, and small wall mounted sink. A small kitchen could be placed along one wall. A sleeping loft above the bathroom & kitchen space provide enough space for a queen sized mattress. The cross gable provides a bit more head room when climbing into the loft, but the loft space is about the same as the Philo & Manchester designs. Small windows open in three of the gable walls to provide ventilation in the loft. Flip-up steps provide easier access to the front door when the house is parked.

Cleone – 16′ (NEW!)

The Cleone is a 16-foot long tiny house on wheels with a 10/12 gable roof. It has a bathroom sized to fit a 32″ square shower stall, composting or standard toilet, and small wall mounted sink. A small kitchen with windows at the corner would be tucked-in along side the bathroom. A sleeping loft above the bathroom & kitchen space provide enough space for a queen sized mattress. Two skylights and a small window in the gable wall can be opened to provide ventilation in the loft. French doors on one side of the house provide entry and the main living space is accented with a bay window extension that cantilevers over the trailer tongue.

Calpella – 18′ (Updated!)

The Calpella is an 18-foot long tiny house on wheels with a 10/12 gable roof. It has a bathroom sized to fit a 32″ square shower stall, composting or standard toilet, and small wall mounted sink. A small kitchen would be placed just outside the bathroom. A sleeping loft above the bathroom & kitchen space provide enough space for a queen sized mattress. Two skylights and a small window in the gable wall can be opened to provide ventilation in the loft. The main living space would be flanked by two built-in sofas that could be built to flip-open to provide more sleeping space. This transforming bed would block the front door, so to provide entry to the house in this mode, a side door in the kitchen is available. Outside the front door are flip-up steps and an extended eave that covers the railed porch. The actual living space is closer 16 feet long since the porch takes up about 2 feet of the trailer bed.

Caspar – 20′ (Updated!)

The Caspar is a 20-foot long tiny house on wheels with a 10/12 gable roof and a hip roof on one end. It has a bathroom sized to fit a 32″ square shower stall, composting or standard toilet, and small wall mounted sink. A small kitchen would be placed just outside the bathroom. A sleeping loft above the kitchen space provide enough room for a queen sized mattress. Two operable skylights would provide ventilation in the loft. Inside the bathroom, under the hip roof portion, would have a high shelf (part of the loft framing) for plants or storage. A skylight in the bathroom would provide more light and ventilation. Just outside the front door is a small landing and flip-up steps. To the side of the front door is an alcove perfect for a small desk or built-in seat.

Covelo – 20′ (NEW!)

The Covelo is a 20-foot long tiny house on wheels with a gambrel roof. This style of roof provides more headroom in the loft. It has a bathroom sized to fit a 32″ square shower stall, composting or standard toilet, and small wall mounted sink. The bathroom and kitchen are placed at the center of this design providing separation between the front room and back. A sleeping loft above the kitchen and bathroom provide enough space for a queen sized mattress. Two operable skylights would provide ventilation in the loft. The loft space is only accessible from the back room. The pocket doors at each end of the kitchen allow the rooms to be closed off from each other to allow for different modes of privacy. For example when guests are visiting or when the owners are working on independent tasks, each end of the house for separate things.

Talmage – 20′ (NEW!)

The Talmage is a 20-foot long tiny house on wheels with a 10/12 gable roof with two long shed dormers. It has a bathroom sized to fit a 32″ square shower stall, composting or standard toilet, and small wall mounted sink. Like the Covelo design the bathroom and kitchen are placed at the center of this house but no dividing walls are used – so this space would feel much more open. A sleeping loft above the kitchen and bathroom provide enough space for a queen sized mattress. Four operable windows in the shed roof dormers would provide ventilation and more headroom in the loft. Also like the Covelo design, the loft space is also only accessible from the back room. The front door is inset like the Caspar design, with a small alcove to the side perfect for a desk or built-in seat.

Boonville – 24′ (NEW!)

The Boonville is a 24-foot long tiny house on wheels with a 10/12 hip roof. It has a bathroom sized to fit a 32″ square shower stall, composting or standard toilet, and small wall mounted sink. This floor plan is open and features a french door on one side and a front door at one end. One small storage loft would sit above the bathroom and a sleeping loft above the kitchen/dining space in the center of the house. Like the Colvelo & Talmage designs the loft is only accessible from one side giving it some privacy from the front door. Flip-up steps provide access to the front door. No flip-up steps are shown under the side french door due to road width limits. Other deck or steps options would be needed for side doors.

 Little River – 24′ (Updated!)

The Little River is a 24-foot long tiny house on wheels with a 10/12 hip roof. It has a bathroom sized to fit a 32″ square shower stall, composting or standard toilet, and small wall mounted sink. Just outside the bathroom is a small kitchen. At the end of the house is a small bedroom ideally sized for a double bed – but could tightly accommodate a queen bed too. A sleeping loft would be placed above the kitchen and bathroom with access from the main living space. This provides two separate sleeping spaces and a high ceiling in the bedroom. The front door is flanked by two tiny alcoves suitable for small built in shelves or cabinets.

Redwood Valley – 24′ (NEW!)

The Redwood Valley is a 24-foot long tiny house on wheels with a gambrel roof. It has a large bathroom sized to fit a 5-foot bathtub, composting or standard toilet, and standard sized vanity sink. Just outside the bathroom is a closet and space for a stackable washer & dryer. In the main living space a kitchen could be placed along one wall. French front doors provide access and also feature wide flip-up steps. Two separate sleeping lofts with operable venting skylights provide the sleeping space with ventilation. The rear loft over the bathroom is only long enough for a single mattress turned perpendicularly. The front loft is open to the main living space and has space for a queen mattress.

Westport – 28′ (Updated!)

Formerly known as the Coastal Cottage, the Westport is a 28-foot long tiny house on wheels with a 10/12 cross gable roof. It has a bathroom sized to fit a 32″ square shower stall, composting or standard toilet, and small wall mounted sink. On the same wall as the bathroom is space for a stackable washer & dryer. Just outside the bathroom, the kitchen which would be placed along the opposite wall. French doors on one side provide access to the back room which is accented by a bay window extension that cantilevers over the trailer tongue. The front room is accessed by an front door offset to one side. Next to the front door is a bay window that jets past the end of the trailer. A small attic space above the front door and bay window could conceal a small air conditioner unit. The sleeping loft is only accessible from the back room to provide privacy from the front door.

About These Plans…

Tiny Houses are often as unique as their owners because so many are carefully handmade with thoughtfully selected features.

Knowing this Michael wanted to make it easier for tiny house owner-builders to design and build their own tiny dream homes using his tiny house plans. To make this happen he needed to redraw all of his tiny house on wheels plans with compatible parts, like bay windows, dormers, and roofs. This way the owner-builder can choose how they want to mash-up their own tiny house design.

He began by drawing a simple 12-foot tiny house and then kept drawing more complex and larger designs based on that original framework. By taking this approach each design shares similar parts and they all use the same owner-builder friendly approach of using small wall and floor sections that one or two people could likely handle on their own.

Many of the designs feature some of the best things we’ve seen emerge from the wider tiny house community including french doors, extensions over the trailer tongue, bay windows, flip-up steps, offset front doors, dormers, and skylights in the sleeping lofts.

Michael also drew heavily on the American Tiny House Association’s Construction Guidelines and great tiny house construction books and how-to videos to help ensure my designs followed quality industry standards.

Each electronic download will include a printable PDF copy of the plans, the original SketchUp file, and a materials list. I’m including the SketchUp files for those who are inclined to customize the plans to meet their needs.
